what are peoples views on online private property sales as an alternative to using estate agents, it is something I maybe investing in. Whilst this is not a new concept in the UK by any means , it is massive in the USA and rest of Europe.
Sellers and landlords would log in to this new cutting edge website, upload photographs, description and selling price.
they would be able to change any details 24/7.
They would pay a one off fee of £399 with nothing extra to pay ..ever, no hidden extras. Included in the price will be an eye catching professional 5 colour FOR SALE board that meets all the required standards ie size, weight etc, these would be sent via DHL or similar carrier.
Properties for sale or to let would be advertised on the website, in the press, on property portals that allow private property sales and lettings and mailshots, you have a ready made customer base of every property that hasnt sold with an agent.
If you take say a property for sale of £250,000 the average agent would charge 1.5% of the selling price which equals £3,700 plus VAT, if you used this private online sales website and paid £399 using a secure payment service, it is a massive saving of £3,351 which could go towards the stamp duty on a next property purchase, furniture, a holiday or whatever.
The downside maybe is you have to upload photographs , description and do your own viewings, but it is only like selling a car on Autotrader and people know their property better than any estate agent.
If I was selling my house I know I would rather pay £399 and save over £3k.

Healthy competition is all well and good but just how much work will the online agent do that that up front fee? will they do you a professional advertisment, will they comply with the property misdescriptions act? Will they be able to sell it and push it out to people rather than just wait for passers by?

My advice is if you want a quality service use a professional estate agent , especially with lettings because having the support of the agent is imperative in times of tenant / landlord, disputes.

I might be able to help here - I am starting iSquareQR.com, its advertising via QR codes, you can give your customers QR squares which are scanned by a smart phone allowing buyers to see inside the property, we already support video and are intending release  to do a property specific response system specially designed for property viewing.

Not these QR squares can be printed and stuck anywhere not just outside a house.

I think most people are going to agree that they would rather pay £399 than £3,000. I guess it will come down to peoples levels of confidence in setting the right price for their property, feeling comfortable with dealing with the person buying it directly and general confidence in selling what is probably the most valauable asset.

Seems like a good idea to me, there are other websites doing it though. Competition can be a healthy thing though.
